Ontario’s expansive soil, classified as CH (clay of high plasticity) in most of the city, swells with winter rains and shrinks in summer. A stem wall built without proper compaction or moisture barrier will transfer stress to the Dvele module’s floor system.
• Gas service sized only for the main house. If your Dvele spec includes gas heat or a tankless water heater, the meter and regulator may need upsizing. Southern California Gas Company requires a separate load calculation for the ADU; we submit this as part of the permit set.
