Cover ADU Site Prep & Utilities in Ontario: What to Know First
Ellery ADU Studio Ontario provides independent Cover ADU site prep and utilities work in Ontario, California, with most projects scoped and priced within 48 hours of our first site visit. The number on the page is the number we build to - a written line-item range before you sign anything, per Haven Standard Clause 1. We’re not Cover-authorized; we’re an independent design-build studio that specifies, coordinates, and services Cover systems as part of our single-contract ADU work.
This page is for Ontario homeowners who’ve chosen a Cover unit - or are weighing one against Abodu or Dvele - and need the ground, power, water, and gas handled correctly before the module arrives. Nadia Ellery and our crew have worked across Ontario’s established neighborhoods, including projects near the Ontario Mills corridor where lot sizes and older infrastructure make permit coordination the job within the job. How Cover Products Fail - and How We Fix Them
- Foundation misalignment on Cover’s Backyard line. The Backyard series ships with precise leveling tolerances, but Ontario’s expansive clay soils - especially in the older tracts south of Holt Boulevard - shift between dry August and wet February. We’ve seen 3/4-inch differential settlement crack the utility chase where electrical and plumbing enter the unit. We spec a post-tensioned or engineered mat foundation with expansion joints, not a standard monolithic pour, and we document the soil test in your permit set.
- Electrical panel overload when Cover’s integrated load center meets Ontario’s 100-amp legacy service. Many homes in the Museum District and along Euclid Avenue still run 100-amp mains. Cover’s spec assumes 200-amp availability for the ADU subpanel plus house load. We catch this in pre-permit load calc, not on delivery day. Our fix: a service upgrade with SCE coordination, permit-pulled, inspection-scheduled, with temporary power staged so you’re never dark.
- Plumbing lateral depth violations on Cover’s Compact series. The Compact’s floor-level drains need 18-inch minimum bury to maintain slope to city sewer. Ontario’s flat lots and shallow existing laterals - common in the 1950s ranch tracts - often fall short. We redesign the waste line with a sewage ejector or regrade the pad, whichever the soils engineer signs off on. The permit set shows both options with unit costs.
- Gas line extension sizing errors with Cover’s high-BTU heating packages. Cover’s spec sheets list inlet pressure and BTU load, but they don’t know your meter’s existing capacity or the distance from meter to pad. We’ve found undersized 1/2-inch lines trying to feed 200K BTU across a 60-foot Ontario lot. We run Manual J and pipe sizing calcs, then pull the mechanical permit with SoCalGas approval in the package.
- Hardscape drainage backflow into Cover’s utility chase. The Accessory line’s low-profile design sits tight to grade, which looks clean until Ontario’s winter storms pool against the threshold. Standard concrete pours without channel drains trap water against the weatherstrip and rot the sill plate. We spec a 6-inch perimeter drain tied to daylight or sump, with permeable hardscape within 10 feet of the unit - drawn, permitted, built.
Our Cover ADU Site Prep & Utilities Process

- 1
Site survey and soils assessment. We walk the lot with a Cover spec sheet in hand, not a generic checklist. Nadia checks actual grade, existing utility locations, and Ontario’s specific setback rules for your zoning.
- 2
Load calc and utility capacity check. We pull SCE and SoCalGas records, run Manual J for HVAC sizing, and verify sewer lateral depth against Cover’s drain requirements. If the numbers don’t match, we tell you before permit submittal.
- 3
Permit set with line-item pricing. Drawings, calcs, and a written price with every scope item named. Haven Standard Clause 1: the price is locked at signing.
- 4
Utility coordination and rough-in. We handle SCE, SoCalGas, and City of Ontario building inspections as a single point of contact. No designer-builder blame gap - it’s one contract.
- 5
Pad finish and module prep. Level to Cover’s tolerance, utility stubs capped and labeled, documented photo record sent to you before the crane date.
- 6
Final hookup and inspection. We connect, test, and walk the inspection with the Cover install team if they’re on site. 365-Day Done Right Promise applies to our work, documented in writing.
What Cover ADU Site Prep & Utilities Costs in Ontario

Why Ontario Homeowners Call Ellery ADU Studio Ontario for Cover Work

We’ve specified and coordinated Cover, Abodu, and Dvele systems since the prefab ADU market matured in California. That matters because Cover’s utility stub locations, foundation bolt patterns, and chase dimensions differ from Dvele’s - and a crew that’s only poured generic slabs will miss the tolerance that lets the module seal correctly.
Our 365-Day Done Right Promise covers the site prep and utilities we build. If the finished work doesn’t match the permitted drawings, we make it right - in writing, before the project starts. Every visit produces a documented photo record; you see what we found, not what we felt. And a live person answers (951) 577-3472 at any hour, because permit questions don’t wait for business hours.
FAQs
No. Cover’s warranty covers manufacturing defects in the module itself, not the site work. As an independent Cover service provider, we build to Cover’s installation manual and local code, which preserves your product warranty. We document our work to their spec so there’s no dispute if a claim arises. Call (951) 577-3472 if you’d like us to review Cover’s warranty language with you.
We don’t source Cover OEM structural or envelope components - those come from Cover directly. For utility rough-in parts (stubs, caps, junction boxes, gas valves), we use quality aftermarket or standard trade items that meet or exceed Cover’s spec. If a chase cover or threshold detail is damaged in transit, we coordinate with your Cover delivery contact and build temporary protection until the replacement arrives.
If your lot has been graded and compacted within Cover’s tolerance in the last two years and the soils report checks out, you may only need utility extensions. Most Ontario lots from the 1950s-1970s need at least regrading and a new engineered pad. We tell you which after the site survey, with both options priced separately so you can decide. Call (951) 577-3472 to schedule the survey - it’s part of our free estimate.
From permit submittal to final inspection, most projects run 6-10 weeks. City of Ontario building permit turnaround is currently 3-4 weeks for ADU site work; SCE and SoCalGas add 2-3 weeks for service upgrades or new connections. We coordinate all three in parallel where possible, not sequentially. Your written schedule at signing includes realistic dates, not best-case guesses.
Replace if they’re galvanized steel, undersized for modern load, or within 10 years of rated life. Repair if they’re copper or PVC in good condition with adequate capacity. We test pressure, flow, and ampacity during our survey, then show you the numbers. The decision is yours, but we don’t spec patchwork that fails after the module is set - that’s Haven Standard Clause 5, No Surprises. Call (951) 577-3472 for the test results on your property.
