The homeowner on Euclid Avenue near Magnolia Park had a 1950s garage with a 4-inch slab - within range for conversion, but too thin to support a full kitchen without reinforcement. We ran a soil compaction test, specified a 2-inch bonded topping slab, and pulled a garage conversion ADU permit through Ontario’s Planning Department. The city required a 4-foot side setback variance - the extra distance between the converted structure and the property line - which we negotiated using the reduced setback provisions in California’s ADU law. Result: 400 sq ft studio rented at market rate within three weeks of final inspection. Under Clause 5 (No Surprises), the scope was locked at signing; no door-side upsells, no scope creep.

New Detached ADU: Ontario Ranch Neighborhood Near Cucamonga Creek

This Ontario Ranch property sat on clay-heavy soil that holds water after winter storms - a common issue in the Inland Empire basin. We regraded for positive drainage, brought in a compacted aggregate base, and specified a raised foundation with stem walls rather than a slab-on-grade. The homeowner chose a custom stick-built over prefab to match the existing home’s stucco texture and roof tile profile. We coordinated the electrical trench, separate water service, and sewer lateral connection under our single contract. Total permit turnaround: 11 weeks, which is typical for Ontario’s current ADU queue. The documented photo record shows every footing inspection and rough-in before cover.

Junior ADU: Downtown Ontario Near the Transit Center

Junior ADUs in Ontario must be contained within the existing primary residence and require owner occupancy on site - a state rule that kills some deals but works perfectly for homeowners who want rental income without a separate structure. This E Street property had a ground-floor bedroom adjacent to the main electrical panel, which simplified the subpanel installation. We added an efficiency kitchen (cooktop, mini-fridge, sink - no oven per JADU code), a private exterior door through an existing wall, and a separate postal address. The city flagged the window as egress-compliant already; we documented that finding in the photo record rather than charging to replace it. Written price before work started: $67,000-$78,000 all-in, drawings through final inspection.

Garage Conversion with Abodu Prefab Integration: North Ontario Near the 10 Freeway

The homeowner wanted speed and had already researched Abodu. We evaluated the existing garage foundation - inadequate for a modular unit’s point loads - and specified a new engineered slab with embedded anchor bolts per Abodu’s installation manual. Our single contract covered the demolition, foundation, unit delivery coordination, utility connections, and Ontario permit compliance. The Abodu One arrived on a flatbed on a Tuesday; we had it set, leveled, and weathered-in by Thursday. The photo record includes crane placement, anchor torque verification, and final utility pressure tests. Prefab and modular brand fluency matters here - we specify and coordinate these systems so the manufacturer warranty and our workmanship warranty don’t conflict.

ADU Site Prep & Utilities: South Ontario Near Chino Border

This property had three generations of abandoned concrete - a patio, a shed pad, and what looked like a former septic tank - plus an unmarked gas line that PG&E located only after we called for a USA North 811 ticket. We handled the full site prep package: demolition and haul-off, rough grading to direct runoff away from the neighbor’s property, utility trenching for water, sewer, electric, and gas to the proposed ADU location, and erosion control for the winter construction season. The documented photo record shows each utility locate ticket, trench depth measurement, and compaction test. The homeowner’s builder - a separate contractor for the structure itself - started work the following Monday with no surprises in the ground.

Interior Conversion with James Hardie Siding: Ontario’s Colony Heights Area

Basement conversions in Ontario’s older neighborhoods often hit the same wall: ceilings under 7’6″ and no legal egress. This Colony Heights home had 7’2″ to the joists. Rather than excavating - a $40,000 line item that kills most projects - we designed a dropped soffit system for mechanicals and lighting that kept headroom at 7’0″ in the corridor and 7’4″ in the living area. The egress window well was cut through the existing foundation with a saw and patch, not a full replacement. For the exterior access door, we specified James Hardie HardiePanel for moisture resistance against the planter bed. The permit set included a moisture management plan with a dimple mat drainage plane - the kind of detail Ontario’s building department now requires for below-grade dwelling units.
