For HVAC, the factory mini-split line set is pre-charged for a 15-foot run; garage conversions in Ontario’s deeper lots often need 25-foot extensions, which require a field recharge that generic HVAC techs frequently skip. Signs Your Boxabl Garage Conversion ADU Is Failing

• Temperature swings that don’t match the thermostat. The mini-split’s communication wire between the indoor cassette and outdoor condenser degrades where it passes through the steel frame. • GFCI trips that reset then trip again within hours. Boxabl’s electrical pass-through box uses a manufacturer-specific silicone gasket that hardens in dry heat. • Floor flex or separation at the module-to-slab joint. Boxabl units ship with a leveling shim pack for uneven slabs. In garage conversions, the original 4-inch garage slab often has a slope for drainage that the shim pack can’t fully correct. After 18-24 months, the shim stack compresses and the unit settles unevenly.
• Permit hold at final inspection for “non-standard installation.” Ontario’s building department references the 2022 California Residential Code with local amendments for ADU electrical service. If your original installer didn’t submit the Boxabl-specific electrical diagram - the one showing the proprietary pass-through box as a listed assembly - the inspector will red-tag it. We see this on about one in four rescue calls.

You can also confirm whether your original installer submitted the Boxabl electrical diagram to Ontario’s building department; that’s public record at City Hall.

The hard stop is anything involving the electrical pass-through box or the mini-split refrigerant lines. The pass-through box carries your full service amperage through a manufacturer-listed assembly; altering it without Boxabl’s specific torque sequence voids the listing and will fail inspection. The mini-split lines are pre-charged; opening them without recovery equipment violates EPA 608 and risks refrigerant exposure.
